Selling the Business with Social Mission Attached

20 Feb 2010

Entrepreneur: Judy Wicks, 62

Background: In 1970, Wicks co-founded the Free People’s Store, which is now Urban Outfitters (URBN). She founded the White Dog Café as a take-out coffee shop on the first floor of her house in Philadelphia in 1983. It evolved into a popular restaurant and hub of progressive activism. Wicks sold it in 2009 to devote her time to helping run the Business Alliance for Local Living Economies, a nonprofit network she co-founded in 2001.

Company: At its peak in 2006, the 200-seat restaurant employed about 100 employees, occupied four row houses (including one house for its gift shop, the Black Cat), and had around $5 million in revenue. Profits funded Wicks’ nonprofit White Dog Community Enterprises.

Her journal: The global financial crisis awakened people to the importance of investing locally, in businesses where they know what their money is doing. I believe in decentralizing business ownership and therefore economic and political power.

Bad Credit Borrowers not the Bad Guys in the Mortgage Crisis

19 Feb 2010

While the mortgage crisis started as a subprime crisis, it has gone way beyond that. People with bad credit mortgages ran into trouble a couple of years ago when housing values got soft and they were then unable to refinance out of their subprime loans. I have always maintained that subprime loans are to be treated as band-aids, that is, for the purpose of getting into a home and developing a good credit history. No one should need more than two or three years to accomplish this, then they should refinance to FHA or conventional loans. But many were unable to do so due to no fault of their own.

Borrowers who expected to be able to refinance before their expensive bad credit mortgages reset to high rates got caught — by falling home values, then by increasing credit requirements — where 620 was once an okay score, that was increased to 640, then 680, then 700….refinancing always just out of reach.

Those with more expensive properties requiring jumbo financing had even less luck — the secondary market dried up in nothing flat.  And finally, people with prime mortgages began defaulting in droves, due to unemployment and other financial disasters — and many who could afford their mortgage joined them. In fact, t

Mexico Vacation Packing: Shoe Checklist. Often overlooked, shoes are one of the most important clothing items Mexican travelers will need. Formal dinners, water activities and hikes in Mexican rainforests will all require travelers to pack a separate pair of shoes. Also needed with these different shoes are various types of socks. Since most people will be walking many miles during their vacation, purchasing socks made from 100% cotton or those containing moisture-wicking fabric will help keep travelers feet dry.

New York Times’ Article on the Disability Insurance Odds

13 Feb 2010

A recent article in The New York Times on Disability Insurance takes an amused look at the sources behind the numbers used to explain how important disability insurance is to the American worker. But hidden behind this lighthearted discussion are some very real facts – the average person who becomes disabled rarely has the resources to maintain their pre-injury or pre-illness lifestyle. And that’s where disability insurance comes in.

Reporter Ron Lieber gets serious about how insurance companies attempt to limit your ability to make a claim. He touches on only one of the many strategies that we see on a regular basis: any occupation versus own occupation issue. “If you can afford it, you want what’s known as “own occupation” coverage instead, which should pay claims if you can’t do your old job.” He’s right. But even policyholders with “own occ” policies run into trouble, when insurance companies attempt to twist the language of the contracts and the tasks and responsibilities of occupations.
